BldFi is a platform operated by Black Galleon, Ltd., a Texas limited partnership ("Black Galleon," "we," "us," or "our"), doing business as BldFi. BldFi operates at bldfi.com and serves as a marketplace connecting borrowers — including home builders, remodelers, and fix-and-flip investors — with institutional lenders who may offer business-purpose financing for real estate construction and investment projects.

BldFi is not a lender. We are a platform and intermediary. We do not originate, fund, or service loans directly. When you submit a loan inquiry through BldFi, you are requesting to be connected with institutional lenders who may offer financing for your project. Any actual loan agreement is between you and the lender, not BldFi or Black Galleon, Ltd.

This Privacy Policy explains how we collect, use, disclose, and protect information about you when you use the BldFi platform, website, tools, and related services (collectively, the "Services"). By using the Services, you agree to the practices described in this Policy.

Information you provide directly:

• Contact information — name, email address, phone number, and mailing address
• Loan inquiry data — loan type requested, estimated loan amount, project state, number of completed projects, and project description
• Financial and project information — income, assets, construction budgets, property details, contractor information, and scope of work documents submitted as part of an inquiry or application
• Identity information — government-issued ID or Tax Identification Number when required by a lender in the financing process
• Communications — emails, messages, and other correspondence you send to us

Information collected automatically:

• Usage data — pages viewed, time on site, links clicked, tool inputs and outputs, and referring URLs
• Device and browser data — IP address, browser type, operating system, and device identifiers

Information from third parties:

• Public records — property records, permit records, and business entity filings used to evaluate inquiries
• Referral partners — information from brokers or partners who refer borrowers to the BldFi platform

• Platform matching — to evaluate your inquiry and connect you with appropriate institutional lenders on the BldFi platform
• Communication — to respond to your inquiries, provide platform updates, and keep you informed about the status of your request
• Platform operation and improvement — to operate, maintain, and improve the BldFi website, builder tools, and matching services
• Legal and regulatory compliance — to comply with applicable Texas and federal laws, including any applicable broker or intermediary regulations
• Fraud prevention and security — to detect and prevent fraudulent activity and protect the integrity of the platform
• Marketing — to send you information about BldFi products, financing options, and resources. You may opt out at any time.
• Analytics — to understand platform usage and improve the borrower experience

We do not sell your personal information. We may share your information in the following circumstances:

• Institutional lenders on our platform — when you submit a loan inquiry, your information is shared with relevant institutional lenders on the BldFi platform for the purpose of evaluating and potentially funding your request. This sharing is the core function of our platform and is necessary to provide the service you are requesting.
• Service providers — we share information with third-party vendors who perform services on our behalf, including form processing (JotForms), analytics (Google Analytics), and email delivery. These parties may only use your information for the purposes we specify and are required to protect it.
• Legal and regulatory requirements — we may disclose information when required by law, court order, subpoena, or regulatory request, or to protect the rights, property, or safety of BldFi, Black Galleon, Ltd., platform participants, or others.
• Business transfers — if Black Galleon, Ltd. or the BldFi platform is involved in a merger, acquisition, or asset sale, your information may be transferred as part of that transaction. We will provide notice of any such change.
• Referral partners — if you were referred to BldFi by a broker or partner, we may share application status updates with that partner.
• With your consent — we may share your information with third parties when you have explicitly authorized us to do so.

Our website uses cookies and similar tracking technologies to operate and improve the platform.

• Essential cookies — required for the website to function. Cannot be disabled.
• Analytics cookies — we use Google Analytics to understand how visitors use our site. Data is aggregated and anonymized. Opt out via Google's opt-out browser add-on.

• Loan inquiry data — retained for a minimum of 3 years from the date of inquiry, or longer if required by applicable law or an active lender relationship
• Active platform records — retained for the duration of any active referral relationship and for a minimum of 3 years following its conclusion
• Contact and marketing data — retained until you opt out or request deletion, subject to legal hold requirements
• Analytics data — retained in aggregated, anonymized form per Google Analytics configuration (default: 26 months)
• Opt-out records — retained indefinitely to honor your preferences

When your information is no longer required, we securely delete or anonymize it in accordance with our data retention practices.

You may have the following rights regarding your personal information:

• Correction — request correction of inaccurate or incomplete information

We implement reasonable technical, administrative, and physical safeguards to protect your information, including:

• HTTPS encryption across all pages of the BldFi platform
• SSL/TLS encryption for data in transit
• Access controls limiting personnel access to personal information on a need-to-know basis
• Secure application data processing through JotForms' encrypted platform

The BldFi platform may contain links to third-party websites. This Privacy Policy does not apply to those sites. We are not responsible for the privacy practices of websites not operated by Black Galleon, Ltd. or BldFi, including those of institutional lenders who participate on our platform. We encourage you to review the privacy policies of any third party before sharing information with them.

The BldFi platform is intended solely for adults and business entities engaged in real estate construction and investment. We do not knowingly collect personal information from individuals under 18 years of age. If we learn we have collected such information, we will delete it promptly. We may update this Privacy Policy from time to time. When we make material changes, we will update the "Last updated" date at the top of this page and, where appropriate, notify you by email or a prominent notice on the platform. Your continued use of the Services after the effective date of any update constitutes acceptance of the revised Policy.
