The Process

Five steps, start to funded.

01

Submit your application

Complete our online application with your project details, property info, and experience background. Takes about 3 minutes — no hard credit pull at this stage.

02

Quick review

Our team reviews your deal, project scope, and borrower profile within 24–48 hours and matches it with the right private lender. We'll follow up directly with any questions — no committee, no waiting on a loan board.

03

Term sheet issued

You receive a clear term sheet from the lender outlining rate, loan amount, LTC, draw schedule, and fees. No surprises buried in fine print — what you see is what you sign.

04

Close & fund

Sign, close, and receive your initial draw. With our lender partners, time to close is typically 10–14 days from application, depending on how quickly documentation comes together.

05

Draws as you build

Submit a draw request as each milestone is completed. The lender orders the inspection and releases funds — typically within 3–5 business days of approval.

Get Ready

What to have ready before you apply.

None of this is required to start the application — but having it on hand means a faster review and a term sheet sooner.

Project summary — property address, purchase price or as-is value, and a brief scope of work
Entity documents if you're borrowing as an LLC or corporation (preferred, not always required)
Contractor information — license and bids, or a scope of work for the build or renovation
Proof of funds for your portion of the project cost (borrower equity)
Comparable sales or ARV support if the deal is underwritten against after-repair value
A clear exit strategy — sell, refinance, or hold — for how the loan gets repaid
Draws

Funds release as your project progresses.

Every loan through BldFi funds in draws tied to your project's progress — not all at once. You submit a draw request, the lender orders an inspection, and funds are typically released within 3–5 business days of approval. You only pay interest on what's been drawn, not the full loan commitment.
